How long does a water heater last?
Tank and tankless water heaters age differently. Here’s what to expect and how to spot the warning signs.
DriveGuard Home Warranty · November 3, 2026 · 3 min read

Most tank water heaters last 8–12 years. Tankless units often last 15–20 years with regular maintenance.
Warning signs
- Rusty or discolored hot water
- Rumbling or popping sounds from the tank
- Water pooling around the base
- Hot water that runs out faster than it used to
Extending its life
Flush the tank once a year to remove sediment, and check the pressure-relief valve. A plumber can inspect the anode rod, which protects the tank from corrosion.
